Product Information
BLUE BEAR® EBC™ Exterior Building Cleaner is a concentrated exterior surface cleaner that removes lime and mortar residue, salt deposits, efflorescence, moss, algae, and environmental dirt. It restores the appearance of concrete, brick, metal, masonry, and natural stone affected by construction residue and outdoor exposure.
The concentrated formula can be diluted to match the condition of the surface, providing stronger cleaning for exterior buildup and a lighter mixture for routine maintenance. This flexibility makes EBC useful for property owners, contractors, and maintenance teams handling different levels of dirt and residue.
EBC combines natural fruit acids with surfactants that loosen stubborn deposits and help them rinse from hard surfaces. The biodegradable, low-VOC formula provides effective concrete and masonry cleaning for exterior restoration, construction cleanup, and routine property maintenance.
Although developed for exterior building cleaning, EBC can also tackle tough dirt on compatible floors and other hard surfaces. Its multi-surface versatility makes it useful for residential, commercial, and general property-maintenance cleaning projects.

Common Questions
EBC removes lime and mortar residue, salt deposits and efflorescence, moss, algae, and environmental dirt from exterior hard surfaces. It is intended for buildup associated with masonry construction, outdoor exposure, and routine property maintenance. Results depend on the type, age, and severity of the contamination.
EBC is designed for concrete, brick, metal, masonry, and natural stone surfaces. It can also be used on compatible floors and other hard surfaces for general cleaning. Because finishes and previous surface treatments vary, test a small, inconspicuous area before cleaning the entire surface.
Natural stone is an approved surface, but marble and limestone should be tested in an inconspicuous area before full application. These materials and their finishes can respond differently to acidic cleaners. Do not continue if the test area develops discoloration, dulling, etching, or another unwanted change.
For exterior building cleaning, mix one part EBC with 10 parts water. For lighter cleaning, it may be diluted at one part cleaner to 30 parts water. Select the concentration according to the amount of buildup and mix the solution thoroughly before beginning the cleaning project.
Spray the diluted cleaner onto the exterior surface and work it with a brush or other cleaning tool when necessary. Rinse the area thoroughly with fresh water after cleaning. If dirt or residue remains after rinsing, repeat the process until the desired result is achieved.
Yes. Although developed as an exterior building cleaner, EBC can also remove tough dirt from compatible floors and support other general cleaning projects indoors. Apply it by pouring or spraying, agitate with a rotating pad or brush, collect the dirty water, and rinse with fresh water.
Cover plants, vegetation, and nearby objects with plastic sheeting or a drop cloth before applying EBC. Control spray and runoff so the cleaner does not contact unprotected landscaping or adjacent materials. Testing and protecting surrounding surfaces reduces the possibility of unintended discoloration or damage.
EBC is biodegradable and has a VOC content of 1%, or 10.53 g/L, but it remains an acidic cleaner that can irritate skin, eyes, and the respiratory system. Wear eye or face protection, avoid breathing spray or mist, keep it away from children, and follow the current safety data sheet.
