Product Information
BLUE BEAR® 720ES EBC™ Exterior Surface Cleaner is a concentrated cleaner for building exteriors, masonry, and other compatible hard surfaces. Its blend of natural fruit acids and surfactants helps loosen mineral deposits, construction residue, organic growth, and environmental buildup during exterior cleaning and restoration.
EBC removes efflorescence, cement film, lime and mortar residues, moss, algae, light surface rust, and environmental dirt. It is suitable for post-construction cleanup and routine maintenance where deposits and weather-related buildup affect the appearance of concrete, stucco, stone, and masonry surfaces.
Franmar lists the cleaner for natural stone, polished surfaces, stucco, and concrete. Because stone composition and surface finishes can vary, test EBC at a concealed point before treating the complete surface, especially when cleaning marble or limestone.
For exterior building cleaning, dilute one part EBC with 10 parts water. For lighter cleaning, the solution may be diluted up to 1:30. Maintenance cleaning may range from full strength to a 1:50 dilution depending on the material being removed. Spray the solution onto the surface, agitate with a brush or suitable cleaning tool when necessary, and rinse thoroughly with clean water.
For floor cleaning, pour or spray EBC onto the surface and agitate it with a rotating cleaning pad or brush. Collect the dirty solution with suction equipment or a mop, then rinse with fresh water and repeat if necessary. Protect plants, vegetation, and adjacent objects with plastic before application.

Common Questions
It removes efflorescence, cement film, lime and mortar residues, moss, algae, light surface rust, and environmental dirt from compatible exterior surfaces.
Franmar lists EBC for natural stone, polished surfaces, stucco, concrete, and other compatible exterior hard surfaces. Always test the cleaner at a concealed point before treating the entire surface.
The manufacturer lists natural stone among the compatible surfaces but specifically recommends testing at a concealed point, especially on marble and limestone.
For standard exterior building cleaning, mix one part EBC with 10 parts water. For lighter cleaning, it may be diluted up to 1:30.
Yes. For maintenance cleaning, the manufacturer permits concentrations ranging from full strength to a 1:50 dilution depending on the material and buildup being removed.
Spray the diluted cleaner onto the surface, work it with a brush or suitable cleaning tool when necessary, and rinse thoroughly with clean water.
Yes. Pour or spray the cleaner onto the floor, agitate it with a rotating cleaning pad or brush, collect the dirty solution with suction equipment or a mop, and rinse with fresh water.
Yes. Franmar identifies the formula as 100% biodegradable, and the current technical data sheet states that it meets or exceeds applicable ASTM biodegradability standards.
Test the cleaner at a concealed point, protect plants and adjacent objects with plastic, and follow the product label and safety data sheet. Avoid skin and eye contact, wear appropriate eye or face protection, and keep the product out of reach of children.
